Kozue Dunn is a realtor who takes her clients’ needs to heart.
Whether they’ve been in Japan for just a few years or a dozen, the time eventually comes for foreign residents when they want to truly put down roots and purchase their own home.
But it’s frequently at this moment that would-be home buyers are confronted with the difficulties of purchasing a property. To start, there’s the language barrier, the fact that loan officers often screen foreign residents more strictly than Japanese citizens and stark differences in negotiating style when it comes to making an offer.
That’s why it’s crucial to have an ally on your side when it comes to navigating that process, and Kozue Dunn is just such a partner. Raised in Japan, Dunn has lived and worked in Canada, Australia, Hong Kong and the United States. Having become intimately familiar with the process of finding properties in various countries, she was struck by the inflexibility of Japanese realtors when she moved back to Tokyo and was looking for a property that would suit her family and their Rhodesian Ridgeback. It led her to understand that, as salaried employees, most Japanese real estate agents are more focused on making money for their companies than on finding the best property for their clients.
GOING THE EXTRA MILE
The experience inspired Dunn to begin work as a realtor with the Keller Williams AZ office. Her ability to speak English and Japanese fluently, coupled with international experience, has made her an invaluable partner for a broad range of clients. Her portfolio includes everything from residential properties to multi-family investment and commercial properties in the greater Tokyo area and as far away as Okinawa.
She’s also helped clients who have faced significant challenges in their home-buying journeys, including one whose mortgage application had been turned down multiple times, leading him to be seen by some realtors as a hopeless case. “But I really wanted to help him,” she explains. “It took a great deal of time to find the reason why he was getting declined for a mortgage, and I had to reassure him that I wouldn’t abandon him during the process. It was at times emotionally draining for me but, in the end, he was able to get a mortgage. It was the greatest feeling for both of us, and we are now good friends!”
Even after a sale is complete, Dunn continues to follow up with her clients, sometimes even advising on renovations and interior design. And, she says, she wouldn’t have it any other way. “By nature, I’m a people pleaser, so solving my clients’ problems is my greatest satisfaction.”
